What is a good formula for splitting profits on a rental property investment? I am involved in a 3-way investment on a rental property and we are being forced to sell because of a DOT project. Our profit on this property will be approximately $75,000 and we need to figure out how to split this up. Being close family members, we weren't too concerned about figuring this out we bought the property. I would really appreciate any suggestions from real estate investors experienced with partnership investments like this. Here are the figures for the capital and work/mangement invested by each party. Investor #1: Invested $150, 000 by taking out a regular home loan. Lived at the property and payed "rent". Did 85% of the maintenance, improvements and rental property management. Investor #2: Invested $75,000 from a home equity line of credit. Did 0% of the maintenance, improvements and rental property management. Investor #3: Invested $25,000 from a home equity line of credit. Did 15% of the maintenance, improvements and rental property management. Thank you!
Can anyone advise on property investment in Dubai? I have seen a lot of publicity about property investment in Dubai. I like the city and would love to get a home there but the publicity seems too good to be true, has anyone bought a home in Dubai or heard of any fraud or something?
We are buying an investment property. With little to put down, what is the best way to finance the property? We have a large amount of equity in our current house. We have no bills other than the mortgage on our current house. Is a home equity loan to get to the 20% down payment and then a conventional loan on the investment property itself the best way to go? Or is it best to finance the investment property itself rather than using the equity in the primary residence. We could finance 100% of the loan purchase price or do a secondary mortgage to come up with a 20% down payment.
Reinvesting the captial gains from an investment property into another property? How does that work? Is it true that if you use the capital from the sale of an investment property and put that towards another property that you will not be taxed on the capital gains via tax? How does this work exactly? And can you use the capital gains toward any type of property such as a primary residence or a second home or does it have to be toward another investment property to avoid paying capital gains tax on those proceeds?
When realtor buy an investment property and put their realtor rebate back to the settlement, is it taxable? I have two answer. 1) If put back to settlement, it is not taxable. It only reduce your purchase price, when you sell your investment property, you have to pay tax. You only need to pay tax if you get check directly from the builder. 2) Another group think 1) only apply to second home. For realtor buy investment property, even realtor put rebate back into settlement, they still have to claim it as income and pay tax on it. Which one is true, any website as support document? Thanks. How do I report interest in 2006 for an investment property sold in 2005? Hi. I received a 1098 substitute form in the amount of $2000 for interest on an investment property loan. Funny thing is, I sold that property on Dec 30, 2005. So for my 2005 tax return, I submitted a form 4797 for the sale of the property. So maybe the loan wasn't paid off right away and interest accumulated in 2006. The 2006 interest must have been paid from the closing costs… after the closing on Dec 30, I did not personally pay for any additional expenses on the property. So how do I report what would normally be a business expense of $2000 for a property that I never owned in 2006? Or maybe I should not include the 1098 in my 2006 return since I did not pay anything on that loan in 2006??? Thanks for any good advice.
Tax implications of Investment Property Income to a minor? My husband and I just bought an investment property that we intend to rent. We purchased the property for a 10 year old minor with the intention of us making the monthly mortgage payments and the child receiving the monthly rental income (approx. 12K annually) to put in a savings account. What will happen to a judgment lien on my residential investment property after I file personal bankruptcy? I have a judgment lien on a residential investment property that I own 25% of. This is the only RE that I own. The mortgage on the property is $115k, the lien is $110k and the property is valued at $200k. If I file personal bankruptcy (Chapter 7), will the lien be removed? What if I sell my share to my partners, do they have to pay the full amount of the lien? Does the lien remain with the property even though I sold my share?

Roofing Contractor suggested doing just half the roof for an investment property. does it make sense? Hi, A foofing Contractor I contacted suggested a new roof for just half the roof of an investment property. I own an investment property that is now inhabitable. What are my options to stop losing money? Due to the neigboring unit's overflooding, my unit flooded causing major mildew damage. The property is inhabitable and the area has rundown. I do not want to pay mortgage every month for a property I can not sell and can not rent. Can I file a schedule E for deductions and take a standard deduction on an investment property? I couldn't find an option to reply to the answer spock provided, which was great by the way. If you see this, it is an investment property, and I was wondering if I could take depreciation, in addition to the repairs, taxes, home owners insurance, etc, and still claim the standard deduction? Do I pay captial gains taxes when I sell my investment property if it is the only property I own? I currently own an investment property in Florida and I am looking to sell it. I bought it in 5/2004. I currently rent an apartment in San Francisco and so the only property that I own is that one in Florida. I'm aware of a capital gains tax that you must pay any time you sell an investment property. What I'd like to do is avoid paying this tax if possible. I've heard that because it is my only property, it does not qualify as an investment property and so I wouldn't have to pay this capital gains tax. Is this true?
How to sell an investment property fast? A freind of mine has an investment property in Atlanta Georgia that he is trying to sell. It is a 4 year old Duplex with 4 bedrooms and 2 baths in each unit. It needs no repairs, it was built in 2002, it has wood floors throughout and it is close to public transportation, colleges and downtown. He is asking 335K for it and it was appriased 9 months ago for 350K. He has an open listing with a realtor for a few months but hasn't had any luck getting any buyers. Cash or mortgage to buy an investment property? I have cash to buy an investment property but I heard it's better to set up a mortgage for tax purpose. Can anyone explain the reson why? It is said that setting up a mortgage is advantageous because the mortgage interest is deducted from the rent income, so there is a tax benefit. However, by the time you pay up the mortgage you will end up paying a few times more than the actual sale price. Is it still a good idea to set up a mortgage? If so, why?
I want to buy an investment property, Is it better to use the equity in my current home as down payment or not If I buy the home at $175,000 (that is a starter home in my area) and put no down payment down, the mortgage would be about $1140/month using the interest rate in my area(6.9%) when I add in property taxes and insurance and maintenance plus my profit (25%), it would be about $1850/month. Who on earth would pay that for a 3 bedroom 2 bathroom house with no basement and 1/4 acre? How could anyone put no money down for an investment property and still rent it out for profit? FYI- our starter home in this area has gone up about $40-48000 in 2 years. The area is very hot. What to do?

Property Investment in Hong Kong? I need some good conversation regarding the Economy and Investments in Hong Kong. With Chinese Reminbi devaluating against US dollar, will it affect adversely to Hong Kong export/trading business? How about HK Property investers? Are the residential property values going to drop in Hong Kong? I have 3 residential properties in HK - all under mortgage. Yet another Property Investment Tax Question...... This time regarding Property Management Firms.....? It's my understanding that you can deduct the fees that you paid a company to manage investment property? Well what if I was wanting to start my own property investment firm? Could I manage my own properties and charge myself a fee and get it back on my taxes at the end of the year? Or would that open a whole new can of worms? What if a family member had a property management firm and they charged me slightly over the norm to manage the property? You guys see what I am getting at? I'd rather keep my money circulating between my family members than the government, especially if I can claim the management fees on my taxes at the end of the year. Is my reasoning unethical?

We came across a stand at the home expo and since then she is very excited and has been raving about it every day. The property is a apartment in a resort project which is not even complete. And the fact is you dont own the apartment solely, as its not freehold or leasehold, but you are part of a company. The company rents out the apartment and gives a share of the rent to you. You allowed to stay in your apartment for only 3-4 weeks per year, rest of year it will be rented out to tourist. But thing is i am abit wary about this. Does anyone know whether this kind of investment in Turkey is a good idea. One other thing.. she wants to get 2 other friends involved in the investment so it will be me, her and 2 of her friends... (4 people in total) Any advice please as im really confused ?? thanks in advance

Property investment groups / clubs? I have heard that there are groups or clubs you can join (of various sizes) that pool resources to make property / RE investments. Does anyone have any experience with how this concept works? It sounds like a decent way to lower your risk and spread your dollars out over a number of investments (ie: diversify, just as one might do in the stock market). Thanks! Good tip on REITs, however my understanding is that they buy LOTS of RE and all over the place, so your ability to have some control over the investments is nil - it's just a bunch of analysts buying billions of dollars of properties and trying to outplay other REITs for profits. Not to say they're not intelligent - I'm sure they are - but I would personally be far more comfortable making investments that I can research and approve of. Remember when the Japanese REIT bought trillions of dollars of RE in the USA in the 1980s and then took a bath on it so hard in the early 1990s that their whole economy suffered a deflationary cycle for a decade?
Investment property or superannuation ? Property or superannuation better? I’m wondering what the better investment option is. I have 2 choices. I can either buy an investment property and put tenants in it, or put money into superannuation, which I can not touch for 31 years. I’m wondering what the better long-term option is. If I buy an investment property I’m looking at about $280,000 (Australian). After tenants rental income, I’ll have to put in about $250 a week of my own money. That’s not including insurances and other costs, so I estimate it go to about $270 a week, roughly. Would that $250 a week be better off in a superannuation account earning about 8% over the next 30 years taking everything into account, such as rising housing prices ? I already own a small property with my partner, which we are paying back. Any ideas, thoughts or suggestions guys?? Thanks.
Turn own property into investment property? I currently have a mortgage and am looking to move interstate and want to turn my current property into an investment property. My main question is a) should I sell and buy interstate or b) make it an investment property and rent interstate or c) make it an investment property and buy interstate? I am having difficulties on finding any info on doing this, especially with regards to tax benefits. Investment Property how have you structured yours? I live in Australia, with my parents(28 bit sad i know but i have a plan). I already have an investment property in my own name. I have since started a business which has a company trust attached for investments. This is my challenge. The house i purchase will be for me to live in, while living there i will sub-divide the land and build on the back of the property. On completion i will then sell the front and rent the back one out as an investment. If i were to not live in the front then i could just get it in the company trust and get the tax advantages, this is not an option because i am living in it, to then put the back property in the trust afterwards would have extra transfer fees and stamp duty etc, which would make it costly so what to do???? i will use the increase in capital available to aquire a house closer to the beach and continue the process. I am going to see my accontant and ask my business coach also,just wanted to if you might shed some light. Thankyou in advance:

I still need specific details as to what all you can itemize on your taxes when it comes to your investment property. So far I've heard that you can deduct: Morgage Interest Depreciation Management Fees Maintenance Are there any other tax advantages that I am missing? Can you claim the Property Insurance? Investment Property Taxes (purchased end of 2007)? I bought an investment property in September of 2007 and was hoping to have it sold before January 31 hit, but that was not the case. This year I am doing my taxes with turbo tax and I am filing the house under a rental property to be able to take advantage of all the repairs and other items I have put into the house. The question that I have is that when I sell the house in 2008 will I still be able to deduct the depreciated items (Carpet, etc) to help bring the amount that I profited from the house down so that the capital gains tax won’t takes as much. Or if any one has been through a similar sinerio please provide advice on what approach I should take.
